Stephen Green’s SL Green Leases Penthouse to Fill Up 635 Sixth Ave

In more good news for SL Green realty, its office building at 635-41 Sixth Ave is now fully occupied. Infor, one of the world’s largest software enterprises, has contracted to lease the penthouse atop 635 Sixth.

The duplex penthouse offers 21, 802 square feet of office space. With this addition, Infor now leases a total of 114, 991 square feet in the building.

Built in 1901 and located between 19th and 20th Streets, 635 Sixth Avenue has 8 stories and was once home to the Apex technical school. It features a building wide redevelopment in Design, a new lobby, new elevators, new windows, new tenant controlled air conditioning, new state of the art infrastructure, new storefronts, a new roof deck with bocci court and a new glass penthouse with a terrace.

SL Green bought the two buildings in 2012 from Atlas Capital Group for $172 million. Its president Andrew Mathias said of the acquisition at the time, “This is a great example of how we utilize our extensive relationships and know-how to capitalize on opportunities.”

The firm is currently working to fully combine the two buildings into one in a redevelopment.

Steven Durels, SL Green executive vice president, director of leasing and real property, said of the lease, “The office portion of the 271, 000-square-foot property is 100% leased months in advance of the scheduled completion date for the re-development work. The comprehensive re-development includes a new enlarged lobby, relocation of elevator shafts, new windows, new bathrooms, restoration of the historic façade, new storefronts, state-of-the-art infrastructure and a new rooftop tenant entertainment space with signature bocce court.”

Infor was represented in the deal by Bruce Mosler, Mark Mandell, Doron Etzioni and Ethan Silverstein of Cushman & Wakefield.

SL Green is a fully integrated real estate investment trust that is focused primarily on acquiring, managing and maximizing value of Manhattan commercial properties. Its portfolio includes more than 70 Manhattan properties and they own and operate a suburban assets in Brooklyn, Long Island, Westchester County, Connecticut and New Jersey. The company is also Manhattan’s largest landlord of office space.
