The project had died after the property was foreclosed on, but IGI acquired it for $11 million.

Located at 15 Renwick Street, in SoHo’s Hudson Square, the new building is to become a boutique condominium, and will have 70, 520 square feet and 31 residential units. It will also feature rooftop gardens along a series of intricate setbacks. They are being designed by Ziv Lavi’s Turf Landscape and Urban Design.

Renwick is a one block street located at the convergence of three of the most prominent areas in Manhattan: Tribeca, Soho and the West Village. 15 Renwick will be positioned to attract the interest of hip international and domestic buyers.

The new building will have a black steel frame around large windows on its façade, rising above a brown brick coated ground floor.

Residences will consist of one, two, three and four bedroom apartments,  with additional penthouses facing the Hudson River as well as townhouses with private back yards. The three bedroom units will be offered for between $2 and $5 million. The townhouses are expected to go for $3.9 to $7.5 million and the penthouse duplexes from $7.85  to $10.5 million.

The building’s amenities will include an elegant lobby, a 24 hour doorman, private parking, a private gym, an English Garden and a roof deck.

The images released for the marketing campaign show images of people dressed in 18th Century European aristocratic garb as they enjoy spending time on their balconies and in the building’s common area courtyard.

Construction on the building’s base has already begun. It is expected to be completed in 2015.

The project is designed by Eran Chen of ODA Architecture.

The new design sharply differs from the previous owners’ plan to erect and all glass fronted building. Eldad Blaustein said that “In the original plans, it was a glass building, a curtain wall from bottom to top, and we changed the façade, added more industrial elements, consistent with the cast iron architecture of the neighborhood. It has a more industrial finish and the apartments will all have exposed columns.”
