Joseph Sitt’s Thor Buys 3 Midtown Manhattan Buildings

Joseph Sitt’s Thor Equities is acquiring three properties in mid-town Manhattan from the late Arnold Goldstein’s Samson Management for $218 million, the NY Post reports.

The three office buildings, which have a total of 320, 000 square feet between them, are located at 24 West 40th St. on Bryant Park, 45 West 45th St. and 145 West 45th St. All of the buildings come with retail spaces on their ground floors.

Located in the garment district, 24 West 40th Street lies between Fifth Avenue and Sixth Avenue across from the New York Public Library and Bryant Park. The 17 story office building, also known as the Scientific American building, holds a total of 78, 320 square feet.

Samson says that this building is ideally suited for single floor tenants as the floor plates range from 3, 700 square feet to approximately 5, 200 square feet.

Its ground floor is currently home to the Zeynitz restaurant.

Located in the diamond district, 45 West 45th Street is a white brick, 17 story, full service office building with a total of 125, 000 square feet of floor space. Situated on the north Side of West 45th Street between Fifth Avenue and the Avenue of the Americas, the property is located a short walking distance from Grand Central Station, Times Square and Rockefeller Center. Its floor plates range from 5, 400 to 8, 800 square feet.

Its retail frontage is home to Jack’s World, a discount store which sells all sorts of home and kitchen wares.

The final property is located on the north Side of West 45th Street between Broadway and the Avenue of the Americas in the heart of Manhattan’s Time Square District. 145 West 45th Street is a thirteen story building with a total of 87, 765 square feet of office space. Its floorplates range from 7, 000 to 7, 100 square feet. It is next to the historic Lyceum Theater and within one block of the Belasco, Savoy, Broadhurst, Shubert, Majestic, Plymouth, Booth and Lunt Fontane Theaters.

Its ground floor frontage is home to O’Lunney’s – Times Square Pub, a traditional Irish bar and restaurant. It is also just down the street from 120 West 45th where Hilary Clinton has just leased offices.
