Ben Shaoul has plans for a new apartment building on the Lower East Side of Manhattan right near the famed Katz’s Deli.
His Magnum Real estate wants to build a ten story 120 unit mixed use tower at 196 Orchard Street which is currently a squat one story building and the home of Karaoke Boho. There will be 94, 923 square feet of residential space with 83 units and a commercial footprint of 13, 463 square feet. The plans also leave space for a gym.

The building could be no higher than 120 feet because that is the height limit set by the 2008 East Village/Lower East Side rezoning.
Shaoul filed the application for permits this week. According to NY Yimby Marc Ravner, who is a partner along with Ben Shaoul at Magnum, is listed as the owner on the permit.
Magnum owns at least three adjoining parcels around the area of the corner of Lafayette and Houston to build on.
